Investor Yield Package

Published

See what a segment really returns, and whether the number can be trusted. Gross yield, price-to-rent and typical days to exit — with an explicit flag on which segments have enough data to rank on, and how the return compares to Treasury bills and inflation.

Find out what a property really returns

Say an agent tells you a Lekki apartment yields 8% (an illustrative figure). A number like that is often before costs, based on the asking rent rather than what tenants actually pay, and says nothing about how long it takes to sell.

This report shows the rental yield, the exit speed and, most importantly, whether there is enough data behind the number to trust it. Many areas don't have enough listings to qualify, and the report marks which. A high yield from three listings isn't an opportunity; it's noise. Sort by yield alone and those are exactly the ones that come top.

It also compares the return to the alternative. Treasury bills and inflation are both shown, with their source and date. Where property doesn't beat them, the report says so.

The point isn't finding the highest yield. It's avoiding one that turns out to be three listings and a six-month wait to sell.
